Addendum
A) This rental promise is conditional upon a satisfactory background verification of the applicant(s), including a credit check, reference verification, and the receipt of recent proof of employment (pay stub or employment letter dated within the last 30 days), all to the full satisfaction of the landlord.
B) The tenant(s) must provide, no later than the occupancy date, valid civil liability insurance coverage with a minimum amount of $2,000,000, as well as confirmation of transfer or opening of the HydroQuébec account. Failing this, the key handover may be postponed.
C) At the time of lease signing, the tenant must pay the first month's rent by bank transfer or secure electronic payment.
D) Rent must be paid on the 1st of each month by electronic transfer or direct deposit.
E) The tenant will be responsible for any penalty or fine issued under the building's regulations, if applicable.
F) Non-smoking unit. Pets are not permitted, unless a written agreement is signed and accepted by the landlord.
G) The unit must be returned in the same condition as delivered, excluding normal wear and tear. Any cleaning, damage, or debris removal costs, if required, may be charged to the tenant(s).
H) Annex A -- building regulations -- must be signed and attached to the lease at the time of signing.
